Home Buying Process
The home-buying process usually takes around 7 months when purchasing off-plan.
For already built properties, the timeline can be reduced to about 3 to 6 months.
Get Pre-Approved
If you're financing your property purchase with a mortgage, you'll need to provide proof of mortgage approval from your bank, broker, or accountant dated within the last six months.
Registered for Help To Buy & First Home Scheme
If you're a first-time buyer purchasing a newly built home, you may be eligible for the Help-to-Buy Scheme — a tax refund initiative offering up to €30,000 for homebuyers in Ireland. It's also worth exploring the First Home Scheme, which can provide additional financial support.
MONTH 1
Find Your Home
JC Property offers new home sales year-round. Our website features the most up-to-date listings of current and upcoming developments.
Appoint a Conveyance Solicitor
Once you've found your new home, you'll need to appoint a solicitor to handle the conveyancing process and manage all legal aspects of the purchase.
MONTH 3
Pay Refundable Deposit
Once you've chosen the home you wish to buy, you'll pay a booking deposit—usually around €5,000—via electronic transfer to JC Property. This deposit is fully refundable up until the contracts are signed.
Secure Your Mortgage
At this stage, you should inform both your lending institution and your solicitor about your decision to purchase the property.
MONTH 4
Sign Contract
Your solicitor will arrange an appointment for you to sign the contracts. At this stage, you'll need to pay the remaining balance of your deposit. The final outstanding amount will be due on completion of the sale.
MONTH 5
Inspect your Home for Snags or Defects
You’ll be invited to inspect your property alongside an engineer or surveyor and create a snag list of any issues. Once the construction team has addressed the items, you’ll be invited back for a final inspection of your new home.
MONTH 6
Final Inspection and Completion of Sale
At this point, it's important to liaise with your solicitor to ensure all mortgage documentation is completed, allowing them to request the loan cheque on your behalf.
MONTH 7
Collect Your Keys
JC Property's closing team will be in touch to coordinate the handover of your keys, welcome pack, and access to your new home.
